When we started searching for a home near a pinellas fun spot, and called a few agents to feel them out. It appears to be more competitive now, not only are they willing to sell at 1% or 2% rate, they work harder for you as a buyer. When the pinellas real estate market took off, lots of people switched careers and jumped in to be an agent. Now the area has too many, which is great for us home buyers and sellers. Lower the rates, deal with short sales, and foreclosures.

Here is a term that I wish more of my buyers and sellers would understand. I just dropped off a couple that were used to dealing with the Venice Beach real estate market and had no clue on what a buyers market is. It is simple, a residential sales market characterized by an abundance of product and increasing days on the market (DOM). Realtors are highly experienced negotiators and understand contract details, and will help you get the best price on a short sale, foreclosure, or single family home.

Super Homestead
Following the new Florida super homestead exemption plan, the first two hundred thousand of a residential property's value would receive an exemption of 75 percent, and the extra value up to five hundred thousand would get an additional 15 percent exemption. There is a minimum exemption of fifty thousand and a maximum exemption of one hundred and ninety-five.

Before You Sign, What to ask the Agent
1 - Are you comfortable with this agent?
You must work very closely to make this happen the right way. Any discomfort in the agent and sellers relationship is bad, and can reduce the necessary communication to full maximize the selling process.
How Did You Determine List Price?
2 - Your agent will guide you to determine the listing price placed in the MLS. The agent should be able to fully outline and document the proposed list price based upon, market value comparable's and market conditions. Both comparable listings and recent comparable sales price per square foot should be used.
Will you Negotiate Your Sales Commission?
3 - Sales commissions are open to negotiation. If you are selling in a seller's market and price the home correctly, your house should sell quickly. Therefore, in a favorable area in Pinellas, such as the Snell Isle real estate market, the agent should have to work less and do less home marketing. The sales commission charged by some agents can often be as low as 1% or 1.5% for the selling agent. You will still likely need to pay 2%, or up to 3% to the buyer's agent.

Selling your home can be easy or difficult, and much of the real estate selling process has to do with your actions. Here are some easy and cheap ways to lower your days on the market (DOM) and increase your sales price.
- Scatter color throughout, inside and outside
- Edge the flower beds
- Cut back any bad areas
- Ensure your back yard privacy
- Bring back the grass with fertilizer and tender loving care

Preparing your Home
I would suggest removing all issues that may come up. For instance, water stains around your home. Pressure wash them away. Think about it this way, anything the home inspector is going to take a picture of and add to the real estate home inspection report, is what you need to fix ahead of time.
