Venice Real Estate

The hub of the fun starts in downtown Venice, a small city venue just a short bike ride from the Venice Municipal Beach. This city setting is a hot spot for both locals and tourists. The downtown restaurants and shopping surround a city park, with green grass, benches, and sidewalks perfect for strolling.

We spotted a woman walking through the park and asked her what brought her to Venice. She stated, "We used to live in Tampa and wanted to get away from the traffic and congestion. We got out our map of Florida and the islands dotting the coastline along Sarasota County caught our eye. Then we called a Venice real estate agent. Our new agent reviewed our real estate options and the inventory of homes available."
"A few days later we came down to take peek at the communities, and we just fell in love with the area. We really like Casey Key, Nokomis, and Osprey. Oh, and that was another attraction, the great real estate options. Waterfront condominiums, single family homes in gated communities or even boating communities with access to a private community ramp. Ultimately, we selected a single family home in Nokomis. It is right here next to Downtown Venice, and close to all the action!"
Sarasota County Communities
Paradise waits in the wonderful communities that make up south Sarasota County. Venice and South Venice areas form the core historic real estate communities. You may not realize that the Island of Venice is just that, surrounded by waterways. South Venice is just across the bridge, on the southern end of the city. Just to the north of Venice, you will find the residential areas of Osprey, Laurel, and Nokomis. Each area is hot for nice real estate selections due to its small town charm and locations for quick access to all of the great action the Venice area holds.

How is the housing inventory?
Q: Hi, Just trying to see how the inventory of homes looks now. Our family lives in Carrollton Georgia, but we want to move down. My sister has already relocated to a condo over by Venice Beach. The area is so nice, and that south jetty park is just perfect. Not sure of a better place to live than Venice, although both City of Bradenton and really all of Sarasota County are very nice indeed.

A: Sounds like you love the Venice area as much as we do. There is a great inventory of single family homes and condominiums on the market, and plenty to choose from. A hot area is the redevelopment of the neighborhoods adjacent to Nokomis Beach and always hot Venice Beach. A suggestion is to try to pick a spot near one of the Sarasota County boat ramps, as the boating around sarasota is super. Please do keep in touch and let us know how it all turns out. Historic Spanish Point
The local residents between Sarasota and Venice have a nice attraction to see, the Historic Spanish Point. It is an exhibit from prehistoric times to the early 20th century. We like ancient history, so it is fun for us. Located at 337 North Tamiami Trail, in Osprey FL. Heading north, the entrance is on the left off of U.S. 41. Osprey is not that big, so it is easy to find.

Home Inspections
We have noticed that most Venice area home buyers don't understand sales contracts as they relate to home inspection provisions. Most standard Florida Real Estate Contracts provisions allow the buyer to have a professional inspection upon a signed contract. Meaning, after it has been determined that an agreement to purchase has been signed by both sides, an inspection period is identified. The contract typically provides a dollar limit (1.5% is common) that the seller is obligated to repair and options for extraordinary things that may exceed that limit.
South Venice Water
The city really needs to come up with a solution to the water problem in South Venice. I started real estate hunting and the home prices look really good on paper. However, no one wants to deal with the issue, and so you have no buyers. Those issues are not part of the Pinellas County Real Estate scene. South Venice city leaders need to get on the ball.
