Bradenton's Great Boating
Bradenton is a great spot for boating! And for just about everyone that owns real estate near the Manatee River, their great boating day begins and ends at Warner's Bayou Boat Ramp. The park is right off Riverview Boulevard, in West Bradenton and just about 15 minutes from the great Anna Maria Island water and the Gulf. Additionally, Warner's Bayou is close to super boating spots like Terra Ceia, Snead Island, and Egmont Key!

What a nice setting, as the Warner's Bayou Boat Ramp is really a boat park, set along the wide part of the Manatee River.
The boating from the ramps provides nice views of the lush waterfront homes along Riverview Boulevard, Palma Sola, and Shaw's Point.
The ramp is open 24 hours, which opens up nighttime fishing that is so enjoyable under the moon light.
Even the big boats can use these well maintained and deep water ramps. There are three ramps available.
Here you see the Riverview Boulevard Bridge set just to the left of the park. Going under puts you in Warner East Bayou.
The fishing around Bradenton and Cortez is legendary, a hot spot for flounder, red fish, and small to medium size sharks.
You have a good amount of parking, plus an overflow lot is available across the street. Expect the parking to be an issue during the summer, specifically on the weekends.
We just love launching our boat in Bradenton because of the great scenery. It is fun to cruise at around 10 knots listening to music and taking in the views.
Not just boaters use Warner's Bayou, this is a great Manatee County Picnic Park!
The park features picnic tables, a small beach area, and terrific views of the river.

Warners Bayou Questions or Comments
Bradenton Waterfront Real Estate
The outlook for investing in waterfront real estate in Bradenton is neutral to positive, and most notably improved from last quarter. Prices are really dropping and this is a great time to have your boat right out back. We have moved from Anna Maria to west Bradenton, and have a much larger waterfront home. It is a nice market to find waterfront.

Selling Bradenton Real Estate
We are trying to sell our home now, but the real estate market has been slow. The homes that have been selling are waterfront or located near a boat ramp like Warners Bayou. Prices are dropping, and the days on the market is spiking upward. Finding a good Bradenton Real Estate Agent is the most important part of playing in the market.

Living and Boating in Manatee County
Having moved around Florida a lot over the years, west bradenton seemed like the perfect spot for raising a family and having a boating lifestyle. It is nice to be so close to the water and yet near the Sarasota-Bradenton Airport, for business travel.
